Trees, shade and the right glass

Under tall trees, less direct sunlight reaches the roof. Overheating is therefore less often a problem than with an open south-facing garden, and clear glass is often the best choice for as much light as possible. HR++ double glazing is standard; triple glazing is optional and mainly worthwhile above a bedroom or on the north or west side of the house.

A gable roof lantern has a self-cleaning drainage system in the bottom rails that carries water to the existing gutter or downpipe. On a flat-roofed extension, a pitch of at least 7° helps shed water and dirt properly; the standard pitch of 8° meets that.
